  6. After fully onboarded, attend all three LIVE ZOOM mandatory compliance classes:

    • Intro to Accounting & Payroll (every Wed 9am-11am AZ time) (Zoom here)
    • Marketing & Compliance 101 (every Thur 9am-11am AZ time) (Zoom here)
    • Note: attend all classes within three weeks after fully onboarded sponsorship to avoid suspension

COMMISSIONS INFO
 
Loan Origination Types:
  • Brokered: Max 275bps margin; 100% bonuses on monthly volume over $3MM.
  • Correspondent: No max margin, 100% bonuses on monthly volume over $2MM.
  • 100% bonuses monthly volume requirement is lowered at each Partner Level.
  • NEXA100: Correspondent loans qualify for immediate 100% bonuses.
    • All loans with MLB where Secured Mortgage Processing (SMP) is used.
    • All loans with UWM or EPM when Growth Partner achieved for the month. 
 
For Individuals:
  • You set compensation levels directly with the company.
  • 100% bonuses paid to your ledger.
 
For Teams/Branches:
  • Manager sets comp levels and splits with MLOs.
  • Branch volume pooled for 100% bonuses qualification to branch ledger.
 
Virtual vs. Physical:
  • Virtual teams require no physical location or additional financial burdens.
  • Physical branches need 2-mo reserves, manage finances, and NMLS compliance.
 
Notes:
  • Brokered: funded and underwritten by investor. (third party origination)
  • Correspondent: funded by NEXA; underwritten by investor. (non-delegated) 
  • We control full underwriting pods at top investors.
  • We provide full transparency on purchase advice income.

Loan Origination Types:
  • Brokered:
    • Max 275bps margin
    • 100% Bonus volume starts @ $3MM
  • Correspondent:
    • No max margin
    • 100% Bonus volume starts @ $2MM

The compensation formulas are simple:

Residential Loans:

  • 88% * (margin – 25bps) = LO comp
  • 25bps = company profit
  • 12% * (margin – 25bps) = revenue share
  • Example: $500,000 loan @ 275bps margin
    • 275bps margin = $13,750 margin
    • 220bps comp = $11,000 LO comp
    • 25bps profit = $1,250 profit
    • 30bps rev share = $1,500 rev share

Commercial Loans:

  • 80% * gross income = LO compensation
  • 20% * gross income = company profit
  • No revenue share on commercial loans
  • Volume does count towards 100% bonus
  • Unit does count towards Partner Level
    • see Partnership Plan for details
  • Commercial loan definition:
    • 5+ unit residential properties
    • Properties not zoned residential

 

100% Bonuses:

  • Profit + revenue share = 100% bonus
  • Paid on all volume above the monthly goal
  • Monthly goal lowered at each Partner Level 
  • Branch/Team bonus on LOs pooled volume
  • LO not on branch/team; bonus to the LO
  • Partner rev share is still paid to upline!
  • Example on margin of 275bps:
    • LO compensation = 220bps
    • Profit + revenue share = 55bps
    • 55bps = LO/branch/team 100% bonus
    • Use funds for any legal business use

 

NEXA100 Bonuses:

  • Same as 100% Bonuses above, except . . .
  • Paid on all correspondent loans funded at
    • MLB when one of these is used
      • Secured Mortgage Processing
      • Growth Partner level achieved
    • UWM when Growth Partner achieved
    • EPM when Growth Partner achieved

  • No monthly volume goal requirement!

 

Overages:

  • Applies to all residential . . .
    • Lender paid loans
    • or LO comp set to 300bps
  • When LO comp formula exceeds . . .
    • Lender paid LO comp agreement
    • or 300bps
  • Overage amounts are bonused to ledger
  • Example 290bps margin @ 220bps LO comp

Fortune 500 level benefits are available to all full-time W2 employees only.

Full time is defined as having closed an average of at least two loans per month.
